We would highly recommend Ray and Lynda Proc as real estate professionals. When considering listing our home, we decided to interview four well-known West Vancouver real estate agents. The first three all advised that we make no changes to our house prior to listing, as doing so would be a waste of time and money. Their suggested approach and pricing were similar and they urged us to list it immediately for a “quick sale”.

Ray and Lynda had a totally different outlook. We had undertaken a reasonably extensive renovation a few years earlier. To maximize our value, they suggested we invest a little more to bring a few small items that had been overlooked up to the standard of the rest of the house. They arranged for a designer to give us some guidance in “pulling it all together”. It took us several weeks, but the end result was a much more consistent and polished look. The next step was to prepare the house for showing. A stager came in and made a number of adjustments to the furniture and furnishings. With a little time, some relatively minor investment and some expert advice, our house now looked much more like a “show home”. The Proc’s photographer, floor planner and graphic designer worked together to create a very professional website and marketing brochure. The package was now complete and ready to go to market.

The Procs felt that our house would be perfect for a certain segment of the market and suggested we price it to reflect its inherent value. This again was a very different approach from the others who were so keen to just “price it to move it”. It took us a little time to find that right buyer, but in the end they found a very nice family who will hopefully enjoy the house for many years to come.

In summary, Ray and Lynda always acted with our best interests in mind. They work very well as a team and their individual strengths complement one another. They brought in the range of professionals we needed and co-ordinated their expertise to maximize our value. They gave us straight, honest advice and never hassled us to compromise our return so they could make the “quick sale”.

The Procs are a pleasure to work with and have delivered an excellent return on investment.
